We are a unique small property with an exceptional location. We are fortunate to have a golf course, restaurant, artisan studios, pickleball, tennis, and lots more. We also have great views. We live in Oro Valley with hiking trails nearby, the OV community center and LA Fitness which both offer free classes to seniors. The OV community center has pickleball and new courts will soon be added to the OV Marketplace. We should be enjoying our proximity to many things and keeping our dues down. We have so much already here for a land-locked property with 2,488 homes. Approx. half our residents are not here for half the year or more.
Our community is 37 years old and our pools show their age. Newer communities offer beautiful pools and outdoor spas. Our pool at Desert Oasis is uninviting, small, and looks its age. The AFC pool serves its purpose but provides a limited inadequate number of lap lanes. The decking tacky and looks cheap.
At its last meeting the task force projected a total renovation cost of $2,874,000 to complete the renovation of not even half of Copper’s square footage. This figure includes both hard construction costs and estimated soft costs such as architectural fees, furnishings and fixtures, moving expenses, permit fees, etc. The task force engaged an outside firm to provide cost figures, and this firm’s report is posted. This $2.874 million cost is in addition to the $4.5 million we paid to acquire Copper. It does not include the cost to renovate the Artisan Center to provide additional space to the clubs remaining there once a few clubs move to Copper. The cost of moving 7 clubs to Copper and renovating the Artisan Center will cost us, in total, close to or over $8 million.
The funds to renovate Copper must be taken from our Capital Reserve account, which currently has a negative balance of -$1,522,205.
